Founder
As Founder and Managing Partner of Essential Realty Capital Partners, Dwaine Clarke leads the firm’s overall strategy, operations, and investment platform. He guides the company’s investment direction, oversees asset management initiatives, and develops strategic relationships that advance its mission of delivering stable, tax-efficient, and long-term real estate investments for private and institutional investors.
Before founding Essential Realty Capital Partners, Dwaine built and led American Net Lease, a nationally recognized brokerage that achieved over $400 million in single-tenant net lease transactions. Through that experience, he became known as a true matchmaker—connecting investors with high-quality, income-producing assets across the country. His ability to pair the right opportunities with the right investors helped hundreds achieve their goals of passive income, diversification, and wealth preservation.
With over 16 years of experience as a real estate investor and operator, Dwaine brings both strategic insight and personal understanding to each investment relationship. A husband and father of two, he lives with his family in Southwest Florida, where he continues to build lasting partnerships rooted in trust, discipline, and long-term value creation.
